1. Decide on the price

 

You have to get realistic about setting a home selling price. The following steps are crucial to arrive at an accurate home price:

  • You should request a “no obligation” estimate for your property for two or three real estate agents in your city. For instance, if you are in Los Angeles, search for the best agents in your region. 
  • Browse and find similar properties on sale and the price. 
  • Carefully research the successful listings and make all the unique points about your house. You will come across a pattern that will help you set-up your check-list.

Try and understand the real estate market in your city and area. It will help you understand the buyer’s perspective. 

 

2. Get busy with preparation

 

The first impression is everything! You need to ensure that your home has a curb appeal. Observe your home from outside and scan the property. If you are not sure about the curb appeal, ask for feedback from your friends, family, neighbors, and real estate agents. Their insights will help you to prepare your house to list it for selling. You might have to paint the house, clean it, and repair the electric circuits to attract an excellent resale price.

 

3. Get a home inspection report

 

This step is a natural fall out from the previous step! Once you start preparing the house, you should thoroughly inspect it and determine the areas of improvement. You can depend on the mortgage lenders who will provide an excellent home inspection report by placing a certified home inspector. According to the final home inspection report, you might have to remodel the kitchen and make essential bathroom repairs. It would be best if you also focused on the red-flag areas such as water leaks, a leaky faucet, or a roof. You can also upgrade old water heaters or old appliances that consume excess energy and increase the electricity bills. A certified home inspector will let you know where you should start. Else, your home might look appealing to many buyers.

 

4. Sell your home at the correct time

 

Most real estate agents suggest property owners sell their houses during Spring. Most people want to move during summer as the weather is favorable to change residence with children and family members. March and April are pleasant months for selling your house. Consult the real estate agent in your region to fix on a favorable time.  

Last but not least, you need to give yourself six weeks to prepare the property for selling. After you have made the necessary changes and upgrades, give yourself another six weeks for selling the house. The entire process usually takes about 12 weeks. So, know that selling your home to a profitable buyer will take about three to six months and, at times, a bit longer.
