Cornelius Lee Alig: Shaping Indianapolis Through Design and Development

    Indianapolis has changed a lot over the years. Much of that transformation can be traced back to architects and developers who understand both history and progress. Cornelius Lee Alig is one of those leaders. With decades of experience in architecture, urban planning, and real estate development, he has played a central role in shaping the city’s skyline, streets, and neighborhoods.

    “I’ve lived in Indianapolis all my life. I know the city, its history, and its potential,” Alig says. “That perspective has guided every project I’ve worked on.”

    Early Life and Roots in Indianapolis

    Born and raised in Indianapolis, Lee comes from a long line of Hoosiers. He is the oldest of four children and a sixth-generation Indiana resident. His father was a career banker and horse enthusiast. His mother, an avid gardener, instilled in him an appreciation for attention to detail and patience.

    “Growing up, I watched my parents work and invest in their passions. It taught me the value of commitment and vision,” he recalls. These early lessons influenced his career path and his approach to projects that require both creativity and precision.

    Becoming an Architect and Developer

    Lee’s career began in architecture. He became a licensed architect in Indiana in 1981 and co-founded a multi-discipline architecture and planning partnership with an urban focus in the early 1980s. He later co-founded Mansur Real Estate Services, Inc., a full-service real estate group, where he served as CEO for more than three decades.

    “My focus has always been on projects that enhance communities. I’m not just designing buildings; I’m shaping neighborhoods,” Alig explains. His work spans commercial, hospitality, multi-family, and office development in Indiana and surrounding states.

    Revitalizing Downtown Indianapolis

    One of Alig’s key contributions has been his role in downtown revitalization. He was appointed Vice Chairman for the Regional 2020 Plan under Mayor Bart Peterson’s administration, helping to guide strategic urban development.

    “Downtowns are the heart of a city. When you invest in them, you invest in people,” he says. Alig’s projects often combine historic preservation with modern functionality. Adaptive reuse of warehouses, office buildings, and civic spaces has helped maintain the city’s identity while making it relevant for today’s needs.

    Leadership Beyond Architecture

    Alig’s influence extends beyond architecture and development. He has chaired the Governor’s Residence Commission under two administrations and has served on more than 15 nonprofit boards. He continues to volunteer in social service initiatives, including Keep Indianapolis Beautiful and Second Helpings.

    “Community engagement is critical. The built environment isn’t just about buildings; it’s about people and how they interact with their surroundings,” he notes. His work with local volunteers has led to planting thousands of trees, creating pocket parks, and providing meals to those in need, demonstrating a commitment to both urban design and civic responsibility.

    Balancing Design, Preservation, and Innovation

    A hallmark of Alig’s approach is his ability to balance preservation and innovation. Historic structures are repurposed rather than demolished. Streetscapes are designed to encourage pedestrian activity, public interaction, and accessibility.

    “Every project is an opportunity to honor the past while planning for the future,” Alig says. “When people feel connected to the spaces they live and work in, the community thrives.”

    He also hosts a radio program and podcast, Design Minded Indiana, where he discusses architecture and design with local influencers. “It’s a way to bring design conversations into the public sphere. Everyone should understand how thoughtful design affects their daily lives.”

    Awards and Recognition

    Alig’s contributions have been recognized with numerous awards, including the Sagamore of the Wabash, the American Institute of Architects Michigan Honor Award, and the Urban Land Institute Award of Excellence. Locally, he received the Arti Award from the Indianapolis Arts Council and the Wood Design Citation Award.

    “These awards are meaningful because they represent collaboration. Good design is rarely a solo effort,” he reflects.

    Looking Ahead

    Even after decades of experience, Alig continues to focus on projects that make a tangible impact on communities. His philosophy remains consistent: design should create lasting value, enhance quality of life, and respect the history and character of the city.

    “Architecture and development are about legacy. Every building, street, and park tells a story. I want those stories to reflect the people who live here and the city they care about,” Alig says.
